One of the interesting things about running a larger apartment community is the fact that you get to meet people from various walks of life. Along with being interesting, however, it can also cause some problems because of the language barriers that are in place. That is why many apartment communities are hiring multilingual staff to handle at least the more common languages that may be spoken within the community. For example, English is always going to be necessary when you are talking about a community within the United States, but it may also be necessary for you to have somebody that is able to speak Spanish as well.

One of the reasons why it is necessary to have a maintenance staff that is bilingual is because they are going to be interacting with the community on a daily basis. For example, if you are doing some type of routine maintenance in an apartment where the individual speaks Spanish, you will be doing mantenimiento predictivo.

Letting them know that when you are at their apartment will generally put them at ease with the entire process. Additionally, even the software that you are using should be able to run both in Spanish and in English. Software de mantenimiento, or maintenance software can really be of benefit in this regard because it allows you to run tickets, do preventative maintenance, and to track everything easily.

Something else that you are generally going to run into when you operate a larger apartment community is the fact that the turnover rate for your maintenance staff can be rather high. There are a few ways that you can handle the situation to ensure that things run as smoothly as possible at any given time. One of the tips that I can give to you is to treat your maintenance staff in the best way possible, as that will make them want to stay for the long term. You also have the opportunity to hire subcontractors who can take care of the maintenance when your staff may be short. There are benefits to using subcontractors, but it is important to ensure that you trust those individuals, as they will be in and out of apartments regularly.

It is not only the apartments that are occupied that are going to need assistance, there are times when you are also going to need to do work when there are vacant apartments. It is unlikely that your maintenance staff is going to be able to handle all of the problems that can arise to turn an apartment over for new tenants. It may be necessary for carpet to be removed or at the very least, professionally cleaned. Painting is something that is typically done between tenants as well. Hiring companies that can take care of these items is going to be of benefit to the entire community. Additionally, you would want to ensure that anyone that you do have available to take care of those tasks can be worked into the schedule appropriately. That will help you to get the vacant apartments ready for new tenants quickly so that there is very little down time when rent is not being paid.
